What is a Roof Inspection and how may I benefit from one?

 

Roof inspections are simply inspections that determine the integrity of a roof, how long it may last, and when it will need to be replaced.  A roof inspection is part of a general home inspection, and is conducted at the discretion of the owner.  Good maintenance is the key to long service lives for roofs. A roof inspection is critical to determining what maintenance needs to be performed, and is a great idea for either the homeowner or the homebuyer. Roof systems can weaken from normal wear, severe weather conditions, building movement and improper design, construction and maintenance, and failures can be caused by a number of factors, including age, severe weather, poor workmanship, defective materials, improper specification of a roofing system, abuse and failure to maintain.

Roof inspectors are not going to climb up on your roof or the roof of a home you are thinking of buying, and pull up shingles or tiles.  Roof inspectors have special procedures wherein they can determine the lifespan of a given roof without tearing into it.  Asphalt shingles are the most popular type of roof covering in residential construction and are available in various grades.  Roof tiles are made from various materials such as clay, concrete, synthetic, or slate. Roof flashings are required on all the places on your roof where various surfaces intersect.

The roof framing, sheathing and covering all must be constructed to resist wind pressures. Roof decks that have been installed with large nails and close spacing, along with deck attachments and fasteners should be strengthened or corrected where needed. Some roofs can be pitched at very steep angles and pose quite a challenge to those leery of heights. Roof restoration can add as many as 10 years to the useful life of an existing roof, and usually costs less than re-roofing.  Roofs generally don't last their design life, but with proactive inspections and scheduled maintenance, you can ensure that you'll beat the odds, with a roofing system that lasts beyond its normal life cycle.

In conclusion, roof leaks can cause serious damage to interior wall and floor surfaces and create a major disruption for a homeowner.  Often starting long before they show up inside the structure, leaks are obviously a big problem in any house, but knowing the correlation between melting snow and roof leaks can help you to prevent one of the major problems that many homes face. There are at least three good reasons to get a roof inspection, maintaining a roof; adding years to the lifetime of the roof, finding any damage that may have occurred during a recent storm, and protecting your investment when you're buying a new home. A roof inspection is an imperative part of buying or selling a home.
