When purchasing a home, a professional home inspector is a must-have.

Home inspectors can save you a lot of money and heartache by thoroughly examining what will probably be the largest purchase of your life.

When deciding which home inspector to use, make sure to shop around and ask for prices. Inspection prices will usually be based on the square footage of the home, so know that when you call around. Ask , and what their educational level is. Don’t be shy- inspectors spend a lot of time and money learning their craft and they should be proud to tell you what certifications they have earned and what associations they belong to. Check with the Chamber of Commerce and Better Business Bureau for any complaints against the inspector and/or company he or she works for.

It is advised to be present during the inspection. Follow the inspector around and listen to what he or she has to say. You will get a detailed report later on, but it is helpful to be able to see what the inspector is talking about. Again, don’t be shy.

The home inspector will be checking your potential new home for a variety of things: he or she will be checking the foundation, the structure, floors and walls for any damage; the siding, windows, decks, garage doors, roof, plumbing, electrical components such as the outlets and electric panels; the furnace, air conditioner, ducts, controls, switches; insulation and ventilation
.

The inspector will be able to tell you the age of your furnace and water heater, and how many more years you can expect them to work under normal circumstances. The inspector will be able to determine if there was water damage, and if there is a pest control problem. Termites are especially damaging.

Home inspections are for the safety of the home buyer
; not the seller and not the bank. Imagine moving into your new house and learning that the stove doesn’t work. You just put all of your available money into the move, so now what?
