Cheap Aesthetic Improvements

While large remodeling projects can radically alter the desirability and price range of a given house, there are many simple and inexpensive improvements that can have a real effect upon a prospective buyer’s perception of the property. Even purely aesthetic improvements can change a property’s overall attractiveness and can be the difference between a reasonable offer and a competitive offer.

First, the kitchen, the heart of the house, must have an updated and, obviously, clean appearance. When people view a house they might like to buy, the first place they will usually visit is the kitchen. The kitchen is where the first impression is made and so any improvement to the kitchen is money well spent. Simple appliances, such as faucets and cabinet handles can be replaced for a minimum expenditure and labor, but inestimably add to the initial impression of a home buyer. The cabinets themselves are often subjected to a thorough inspection. Try to make them seem as large as possible by keeping them neat and even relatively empty. While replacing a kitchen floor is not really inexpensive, if the old floor is in serious disrepair, the benefits of good looking kitchen floor are enormous.

When it comes to living rooms and bedrooms, color is the primary concern. Neutrality is the key. Since it is a largely subjective matter, it is best to go with white or off-white in most rooms. Consider that, even if you might think a particular color particularly suits a room, the future occupant may not and then the effort and expense of painting is hindrance to the house’s desirability rather than a help. Ensure that all running boards are in good condition and replace them if they are not.

The entry way is often the simplest place to make positive changes to the buyer’s first impression of the house. Painting the woodwork of the porch can make an old house seem fresh and inviting. Ensure any stairs or footpaths leading to the entrance way are in good condition. When it comes to gardens, either have the plants look well kept or have none at all.

Some improvements may seem obvious but are often underestimated by people trying to sell a home they are currently living in or a home that has been lived in recently. The walls and doors should be free from paints chips and visible holes, cracks and scuffs. Do a thorough test of all the switches and outlets in the house. Make sure that when you or the realtor enters a room with a prospective buyer the lights will come on. Nothing could be worse than being unable to show the attractiveness of the property due to a lack of light.
