New York Home Inspections
Moving to New York can be an exciting experience. It is where everything popular
occurs and there is so much culture and so many activities that it is hard to
get bored. New York definitely presents a treat to those who live there.
However, when buying a home in New York, there is an important task that must be
completed before the buying process is over. Before you can even move ahead with
your offer, you have to hire a home inspector licensed in the state of New York
to make sure there are no major issues with the home that may cause you to have
to fork out even more money.
Most real estate contracts require the buyer to hire a home inspector within a
specified amount of time after making an offer on the home. What this does is
ensure that the buyer is paying an adequate price for the home and that there
are no safety hazards noted, that could result in a house fire or another tragic
event that could destroy the home.
Hiring the home inspector
The home inspector should be licensed in the state of New York and should have
the formal training needed to complete quality inspections. If an inspector says
it will only take them an hour to complete an inspection; that is not correct.
An inspection should take no less than two hours in most cases and can sometimes
last up to four or more hours in larger buildings. If the inspection takes
between two and four hours, you know that you are getting a high quality
inspection.
That means there are a series of questions that should be asked to the home
inspector such as:
• Are you licensed?
• Do you belong to any home inspector organizations? You want to ask this
question because home inspectors abide by a code of ethics in order to maintain
their membership.
• How many years experience do you have?
• How many homes do you inspect in a year?
• How long will it take you?
• How long will it take you to provide me with a report of the inspection?
• How much does it cost? Beware of quotes that seem unreasonably low because
that could be an indication that an inspection may not be done thoroughly.
These questions are very important to ask when hiring a New York home inspector
because you need to know that you are getting the best professional service in
the New York area and that is important to ensure that the home is a safe home.
What will the inspector inspect?
The inspector will look at the various systems within the home such as the heat
and air, electrical, inside and outside structure, plumbing, the roof,
insulation, the foundation and more. The inspector will tell you what he finds
verbally as the two of you walk through and around the house together and the
inspector will also provide you with a detailed report that tells you of the
problems with the home. This report is usually provided within 48 hours and can
be mailed, e-mailed, or picked up in some cases. This report can be what makes
the difference in how much is paid for a home and whether or not to buy that
home.
Home inspection is important
It is obvious to see that a home inspection is very important for a number of
reasons. It allows the buyer to make an informed decision and provides the buyer
with the peace of mind that the home they are purchasing is a safe home. It also
allows them to know their home inside and out in a way that only a home
inspection can do.
