  • Our reports, ready within 24-48 hours, are computer typed, not computerized, use laymen's terms so you and your lawyer will understand everything.

  • Our inspections run from the foundation to the roof and
include a free home warranty, a mold sample
(internet special), a licensed termite inspection,

a visual inspection for asbestos siding, pipe insulation and boiler covering by a Certified Asbestos Inspector / Supervisor, and notice about suspected mold & lead based paint hazards.

NEW YORK HOME INSPECTIONS

Moving to New York can be an exciting experience. It is where everything popular occurs and there is so much culture and so many activities that it is hard to get bored. New York definitely presents a treat to those who live there. However, when buying a home in New York, there is an important task that must be completed before the buying process is over. Before you can even move ahead with your offer, you have to hire a home inspector licensed in the state of New York to make sure there are no major issues with the home that may cause you to have to fork out even more money.

Most real estate contracts require the buyer to hire a home inspector within a specified amount of time after making an offer on the home. What this does is ensure that the buyer is paying an adequate price for the home and that there are no safety hazards noted, that could result in a house fire or another tragic event that could destroy the home.

Hiring the home inspector

The home inspector should be licensed in the state of New York and should have the formal training needed to complete quality inspections. If an inspector says it will only take them an hour to complete an inspection; that is not correct. An inspection should take no less than two hours in most cases and can sometimes last up to four or more hours in larger buildings. If the inspection takes between two and four hours, you know that you are getting a high quality inspection.

That means there are a series of questions that should be asked to the home inspector such as:

• Are you licensed?
• Do you belong to any home inspector organizations? You want to ask this question
because home inspectors abide by a code of ethics in order to maintain their membership.
• How many years experience do you have?
• How many homes do you inspect in a year?
• How long will it take you?
• How long will it take you to provide me with a report of the inspection?
• How much does it cost? Beware of quotes that seem unreasonably low because that
could be an indication that an inspection may not be done thoroughly.

These questions are very important to ask when hiring a New York home inspector because you need to know that you are getting the best professional service in the New York area and that is important to ensure that the home is a safe home.

What will the inspector inspect?

The inspector will look at the various systems within the home such as the heat and air, electrical, inside and outside structure, plumbing, the roof, insulation, the foundation and more. The inspector will tell you what he finds verbally as the two of you walk through and around the house together and the inspector will also provide you with a detailed report that tells you of the problems with the home. This report is usually provided within 48 hours and can be mailed, e-mailed, or picked up in some cases. This report can be what makes the difference in how much is paid for a home and whether or not to buy that home.

Home inspection is important

It is obvious to see that a home inspection is very important for a number of reasons. It allows the buyer to make an informed decision and provides the buyer with the peace of mind that the home they are purchasing is a safe home. It also allows them to know their home inside and out in a way that only a home inspection can do.

NEW YORK HOME INSPECTOR

A New York home inspector can offer you valuable advice and information if you are considering the purchase of a home in this well known and vibrant area. New York is one of the most populated places in the country, and there area a wide variety of home styles, designs, sizes, and prices available. Every home is different, and a home inspection should be done any time you are considering a purchase. This important step will help you avoid any unpleasant surprises later on. Homes in New York can be plagued with a number of problems, some that does not exist in other areas. Buying a home without having a New York home inspector do a complete and total home inspection covering every inch of the home, is just not practical!

Winters in New York can be harsh, with a lot of snow, cold temperatures, and ice. This can lead to roof problems, structure damage, flooding and moisture problems, and many other issues with homes, especially if the foundation and structure are not sound. A New York home inspector will visit the location, ask you some questions about any problems noticed or other information, and then proceed to completely look at and inspect every part of the home. Exterior windows and doors will be inspected for the proper installation and weatherproofing, and the walls will be examined to determine if there are any material damages or defects, as well as for accurate construction installation. All the pipes and plumbing will be examined for signs of leaks or problems. The wiring and electrical system will be examined to determine whether the wiring is correct, and that the proper equipment is used. Electrical outlets will be examined for any signs of electrical problems like shorts and bad wiring in the sockets. The roof will be inspected for damage or defects. This is an important step because a weak or leaking roof can cause damage to other areas of the home. Many other things are also inspected by the New York home inspector, to ensure that the home is safe, and in proper working condition, both inside and out.

Buying a home in New York is a big step, one that can be demanding, but a professional home inspection can take much of the fear and worry out of this process. Buying a home without having a New York home inspector do a complete home inspection is like gambling, because you may come out okay, but you may end up losing it all. Home prices in New York can range from modest and reasonable for the New York area, all the way up to very high priced and extremely expensive. The price of the home you are considering does not matter, and whether it is a simple home worth less than one hundred grand or a mansion worth millions of dollars, you should insist on a home inspection using a New York home inspector from Olympian. Do not rush through the buying process and skip this simple yet essential step. You may come to regret it later on after the deal is done! A home inspection before you buy can help you make sure that your dream home stays that way, instead of turning into something depressing and filled with regret.

A New York home inspector is a professional, whom offers advice on the condition of your home by providing details on problems and issues with the home, and reports them directly to you. Always insist on your own home inspection, with the inspector that you choose. You may have to pay a reasonable fee, but it will be worth it, because after all, you hired this professional and are footing the bill, so that means the inspector will be honest and impartial. Be wary of any seller who insists on a specific inspector, especially if they are not a qualified New York home inspector.

Having a New York home inspector do the inspection on any home you may purchase makes good financial sense. If major repairs or renovations are needed, it is better to be aware of this before you make the purchase. No home is perfect, even new construction that is built to your specifications. It is a fact; every home is going to need maintenance and repairs over time. Be aware, a New York home inspector can alert you to any major issues as well as the minor ones, so that you are informed ahead of time if there are expensive projects in your home's future. Buying a home in New York does not have to be a gamble if you hire Olympian for your New York home inspection… before you buy!
