HOME INSPECTION IN THE BRONX

InterNACHI Certified Professional InspectorThere are quite a few things that will be analyzed by a home inspector inspecting a home located in the Bronx. First of all, home inspections are frequently conducted when someone is looking to buy a home. There are other reasons in which home inspections are conducted such as a homeowner making sure their home is safe or someone selling their home wants to make sure they sell a safe home. These are great reasons to have a home inspected. No one wants to live in a home that is unsafe or sell an unsafe home to a family.

However, it is the home inspection that is conducted to assist a prospective buyer determine if the home meets their expectations can make or break a deal. It is important that the buyer is present when having an inspection conducted on a home that they intend to purchase. That way they can make note of the verbal evaluations made by the inspector and the buyer can ask the inspector questions regarding those evaluations. There are many different areas the inspector will look at, so it is important to pay attention to what the inspector says and to thoroughly analyze the report provided after the inspection. There are things that will be mentioned both verbally and in the report that the homeowner or potential homebuyer would not be aware of otherwise. There are certain specific hazards that our home inspectors routinely look for.

Specific hazards

Electrical panel: Every home in the Bronx and all over the United States has an electrical panel. However, there were some electrical panels within homes that were manufactured by a company called Federal Pacific Electric and there is a problem with the circuit breakers in these panels. Circuit breakers are supposed to trip when overloaded to avoid fire and the Federal Pacific Panels have had issues with tripping when it is overloaded. There are other times when it trips, but electricity is still moving through the circuit.  These panels were never officially recalled, but the competent Bronx home inspectors of Olympian Home Services are well aware of the issues surrounding these electrical panels and will be sure to include information telling the homebuyer about these panels and their hazards, if indeed they exist in a home that we inspect.
• Electrical wiring: Our home inspectors look out for aluminum electrical wiring because it is a potential fire hazard. Such wiring was used in homes in the Bronx and all over the United States from 1960 until sometime in the 1970s. The aluminum wire does not properly expand and contract and expand, which causes the circuits to overheat and could cause a fire. The manufacturers altered the design in the 1970's, but the problem was made worse.
• Furnaces: Another item our inspectors look for during our routine home inspection process is furnaces made by Consolidated Furnaces. Between the 1980s and an unspecified time in the 1990s, Consolidated Furnaces manufactured approximately 190,000 units under a variety of different brand names. These furnaces have the potential to cause fire and have done so in various homes throughout the US.
• Plumbing: If you see rigid black pipe draining the sink, then it might be draining the shower and the tub as well. Between 1984 and 1990, ABS Plumbing manufactured these pluming lines and they have a reputation for leaking. Polybutylene lines also have a propensity to leak and were made sometime during the 1970s.

Buying or selling

So whether you are buying, selling, or simply ensuring your safety, these are all problems you would want to address. Of course our inspector will provide a thorough evaluation of everything, but the above are items that an experienced Bronx home inspector will specifically look for due to the hazards they present to the occupants.

BRONX HOME INSPECTOR

Owning a home in the Bronx can be the American dream come true for many residents in this borough of New York City. Buying a home can be an important decision, one that should not be taken lightly or done in a quick and hurried manner. The home you buy will be where you and your family will live for years to come, and you will want it to be in great condition avoiding any huge repair costs and major unplanned repairs or renovations. Before purchasing a home in this borough, let a Bronx home inspector from Olympian Home Services check out the home before you put down your hard earned money. A home inspection should be done before you sign the contract or at least three days prior to the end of any contingency, to ensure enough time to create the home inspection report and for you to look it over and discuss any problems found with your family, your attorney and perhaps the seller or your real estate representative. If the defects and repairs found are not major, or they are something you are willing to repair, then negotiations can commence with the home seller and agent  as all come to an agreement with regard to correcting any significant issues raised. Some issues are not uncommon, such as wiring that may be out of date if the home is older or plumbing pipes that are smaller than they should be for the number of bathrooms and/or faucets installed. These issues can be fixed or not, depending on your needs and the severity of the problem.

Some things that may be uncovered during your Bronx home inspection may cause you to re-think your purchase. If the roof leaks, repairing or replacing the roof, and the materials damaged by the accumulation of water inside, may cost thousands of dollars more than you planned to spend. Money, you either can not or do not want to spend after paying the asking price for the home! The asking price of the home should also be considered because a  home which shows many needed repairs, may still be a great deal if it is priced right. The location of the home in the Bronx is also a factor. Some areas of the Bronx are considered stylish or upper class, while others may be poorly kept, have high crime rates and or have under funded school districts.

Some areas and neighborhoods in the Bronx may have unique home issues to that area, and using a home inspector whom has performed inspections in the Bronx for many years will guarantee you, that the home inspector you use knows what to look for from a location perspective as well as any structural or system defects in the home. Some areas may have problems with rats or roaches, which can chew through wiring and cause havoc inside the walls, someplace you may not be aware of. Other areas where problems may occur that you do not always see include the foundation, the window and door installations, plumbing and HVAC (heating, ventilating, and air-conditioning) systems.

Buying a home in the Bronx may make great financial sense, because owning is better than renting, but make sure that you get a home that is in good condition and is safe to live in. A Bronx home inspector from Olympian Home Services will provide you with the insight needed with one quick phone call and a home inspection appointment. The total inspection time may be two hours or even longer depending upon the home. The total inspection time depends on how big the home is, where it is located, how many rooms there are, and what problems are uncovered during the inspection.

Do not rely on a city inspection alone, this is a big mistake! Many people assume that a city inspection is thorough and complete, and checks all the aspects of the home, but this is not true. A city inspection simply ensures that the home meets all the building and occupation regulations, not whether the hot water heater works or if the roof is leaking. Only a professional Bronx home inspection can answer questions about every component of the home.  This offers you the best inspection possible while giving you a better understanding of the homes’ condition before you go ahead and buy it.
