Home Inspection in the Bronx
There are quite a few things that will be analyzed by a home inspector
inspecting a home located in the Bronx. First of all, home inspections are
frequently conducted when someone is looking to buy a home. There are other
reasons in which home inspections are conducted such as a homeowner making sure
their home is safe or someone selling their home wants to make sure they sell a
safe home. These are great reasons to have a home inspected. No one wants to
live in a home that is unsafe or sell an unsafe home to a family.
However, it is home inspections that are conducted upon buying a home that can
make or break a deal. It is important that the buyer is present when having an
inspection done on a home that they intend to purchase. That way they can make
note of the verbal evaluations made by the inspector and the buyer can ask the
inspector questions regarding those evaluations. There are many different areas
the inspector will look at, so it is important to pay attention to what the
inspector says and to thoroughly analyze the report provided after the
inspection. There are things that will be mentioned both verbally and in the
report that the homeowner or potential homebuyer would not be aware of
otherwise. There are certain specific hazards that Bronx home inspectors look
for.
Specific hazards
• Electrical panel: Every home in the Bronx and all over the United States has
an electrical panel. However, there were some electrical panels within homes
that were manufactured by a company called Federal Pacific Electric and there is
a problem with the circuit breakers in these panels. Circuit breakers are
supposed to trip when overloaded to avoid fire and the Federal Pacific Panels
have had issues with tripping when it is overloaded. There are other times when
it trips, but electricity is still moving through the circuit. These
panels were never recalled, but competent Bronx home inspectors are aware of the
issues surrounding these electrical panels and will be sure to include
information telling the homebuyer about these panels and their hazards, if
indeed they exist in a home that we inspect.
• Electrical wiring: Home inspectors look out for aluminum electrical wiring
because it is a potential fire hazard. Such wiring was used in homes in the
Bronx and all over the United States from 1960 until sometime in the 1970s. The
wire does not properly expand and contract and expand, which causes the circuits
to overheat and cause a fire. The manufacturers altered the design in the
1970's, but the problem was made worse.
• Furnaces: Another item Bronx home inspectors look for is furnaces made by
Consolidated Furnaces. Between the 1980s and an unspecified time in the 1990s,
Consolidated Furnaces manufactured approximately 190,000 units under a variety
of different brand names. These furnaces have the potential to cause fire and
have done so in various homes throughout the US.
• Plumbing: If you see rigid black pipe draining the sink, then it might be
draining the shower and the tub as well. Between 1984 and 1990, ABS Plumbing
manufactured these pluming lines and they have a reputation for leaking.
Polybutylene lines also have a propensity to leak and were made sometime during
the 1970s.
Buying or selling
So whether you are buying, selling, or simply ensuring your safety, these are
all problems you want to address. Of course the inspector provides a thorough
evaluation of everything, but the above are items that a good Bronx inspector
will specifically look for due to the hazards they present to the occupants.
