Westchester Home Inspection
You have found your dream home in Westchester and you are extremely excited. You
have the right number of bathrooms, enough bedrooms for everyone to have their
own, you've looked at it inside and out and it looks wonderful, and the walls
have fresh paint on them. The owners have even gone as far as putting in new
cabinets, new carpeting, and you just can't get over that huge back yard. You
are in love and are ready to place an offer down on the table right this
instant.
However, even the most beautiful homes in Westchester have problems with
insulation, the electrical system, the heating, the air conditioning, the
plumbing, the roof, the overall structure, and even the home's ventilation.
These are items that are commonly overlooked because, at no fault of their own,
people do not know exactly what to look for. What they see is the new paint, the
new carpets, and the new cabinets with a back yard that is to die for.
Well, you go ahead and make your offer and the owner likes it and tells you that
it is a deal. However, you are smart. Although you love everything about the
home and it looks fabulous, you know that you must have it inspected. Sometimes
this is because there is a clause in the realtor contract and other times it is
a safety measure.
Why home inspection?
As stated before, there can be issues with various systems in the home that you
may not be able to see by simply walking through it. A home inspector in
Westchester is trained and licensed to thoroughly inspect a home and find
problems that you may not be able to see just by looking at them. Sometimes a
home inspector may find an electrical panel or another component being used in
the home that was recalled years prior due to being a fire hazard or knows that
it has the potential to cause fire. This is something that not just anyone
knows.
After the inspection is completed by the home inspector, you can negotiate a new
price with the owner based on the information that is provided to you on the
inspector's report. You can either make a lower offer to offset the cost of the
repairs, ask the homeowner to take care of the repairs if they will not take a
lower offer, or you can back out of the deal altogether. If it is your dream
home, you may not want to do the latter. Instead, you may want to do all you can
to get the owner to either allow you to lower the offer so you can do the
repairs or the offer stay the same and they do the repairs.
Shopping around for a home inspector
There are certain things that a qualified home inspector possesses. The first is
a license. New York requires home inspectors to be licensed, so asking for a
license number is not out of the question. It simply verifies that the inspector
is licensed within the state and can perform home inspections within
Westchester. The second is to ask if he or she has any affiliation with a home
inspection organization. If they are, then there is a code of ethics that they
must abide by in order to maintain their membership. This means that the
inspector most likely had formal training and has the adequate experience, but
these are also things to ask when finding a qualified inspector. Don't only ask
about the number of years they have been inspecting, but the number of homes
they inspect in a year. Doing this type of homework is necessary to find the
right home inspector for your Westchester home because a good home inspection
can be the difference between being safe and not being safe.
