Manhattan Home Inspections
There are all kinds of different properties within Manhattan. Some of the
structures are new and some of them are old. However, it doesn't matter their
age when it comes to needing a home inspection. Even the most beautiful and fit
of homes needs to have an inspection when being purchased. There could be
underlying plumbing, electrical, or heating and air issues that cannot be seen
by the average person. Only a home inspector can see certain problems within a
home. That is why many real estate contracts require that an inspector is hired
to inspect the home before the purchase ever goes through.
More reasons for a home inspection
When we speak of Manhattan real estate, we associate it with high dollar
properties. It is true that some of these properties are quite expensive. There
are structures that once housed immigrants who were struggling financially. Now
the same structures cost upward of $10,000,000 to buy, which is where many of
the high-priced doctors, lawyers, and celebrities live. However, these
properties are old and can have some underlying issues. Chances are, when these
doctors, lawyers, and celebrities bought these properties, they had them
inspected by home inspectors who are independent from the real estate agency.
The reason why you want to hire an independent home inspector in Manhattan is
because their evaluation is unbiased. In some cases, not all, the inspector may
alter the results to benefit the real estate agency. Although not all inspectors
do such a thing, it is still safe to hire one outside of the real estate
agency's own inspector. With such a high price tag, it is very important to make
sure the investment is the best investment. Even on homes without such a price
tag, the investment is still a very important and expensive one, so it is good
to cover all angles.
That way issues such as:
Electrical problems can be evaluated and brought to your attention. Electrical
problems are very dangerous because they are fire hazards. The inspector will
inform you of the problem, tell you it needs to be repaired, and may tell you
how what avenue to take to repair it.
Water damage can be assessed and addressed. Water damage can result in moist
conditions that promote the growth of mold and
mildew, which can be a health hazard.
Plumbing leaks that can lead to water damage can be brought to your attention.
Floors, walls and ceilings can be weakened by leaks and promote mold and mildew
growth in places you cannot see. Leaks also result in higher water bills.
Ventilation problems that impact the quality of your air can be pointed out.
Air quality is important to stay healthy.
Structural cracks that can compromise the stability of the structure can be
addressed.
Heating and air conditioning problems that can be dangerous or lead to costly
repairs can be made aware of.
There are other issues that a home inspector can bring up such as problems with
cracked sidewalks and other safety issues, as well as problems with the roof of
the home. This allows the buyer to know their home inside and out, if they go
through with the purchase. If they dont go through with the purchase, then they
can look for another Manhattan home with no or fewer problems.
