In this picture, the popcorn ceiling is in need of repair, due to an apparent roof leak.
Here we see evidence of moisture damage to wood floor.
This is a picture of a plastic washer hook-up assembly that is broken.
It appears that the cold water valve has leaked and sealed itself with
minerals but it could still be leaking inside the wall cavity. Repairs will
be recommended.
In this picture, the deadlock is missing a bolt and face plate. Repairs
will be recommended.
In this picture, the door closer not attached to storm door.
In this picture, the door closer is missing.
In this picture, the deadbolt is loose, or the cylinder is too long, and should be
repaired or replaced by a locksmith to ensure security.
In this picture we can see the metal flashing below the threshold has been deteriorated by
moisture-activated salts in the concrete and should be replaced.
In this picture, the window crank handle appears to be located too close to
the edge to be functional. Repairs will be recommended
In this picture, the deadbolt and striker plate for the door handle are missing and
should be replaced by a licensed locksmith.
In this picture, the tiles in the tub area have been displaced by moisture. They
appear to have been installed with mastic as opposed to being installed with
a thin-set, over a more substantial mortar base. The entire enclosure
will need to be retiled. Repairs will be recommended.
In this picture, the door jamb is badly dry rot damaged. Repairs will be
recommended
In this picture we can see, there is a mold-like patina on the wall behind the wallpaper
which should be tested for remediation by a licensed mold specialist.
In this picture we can see the ceiling mounted smoke detector is aged, as evidenced
by the yellowed case and missing proper cover and battery. The missing cover
alters airflow to sensor, making it either more or less sensitive than
originally designed. Detector is therefore questionable. Unable to
test, as required, in present un-powered condition. Repairs will be
recommended
In this picture, the interior privacy door latch set is inoperative due to broken and
missing latch, preventing door from remaining closed. Latch set is also
expired due to age. Repairs will be recommended
in this picture, the door jamb is badly termite or dry rot damaged.

In this picture, the moisture meter is giving a high moisture content reading.

In this picture, the treads are substandard and should be a minimum of eleven
inches which prevents a trip hazard. This could indicate the stairs were
installed without a permit. Stairs cannot be endorsed and should be
evaluated by a licensed general contractor. Repairs will be recommended
