BUYER BEWARE: Buying a home is probably the most expensive purchase you will ever make. This is no time to shop for a cheap inspection. The cost of a home inspection is very small relative to the home being inspected. The additional cost of hiring a credible and experienced... New York State Licensed & Certified Home Inspector is almost insignificant. As a home buyer, you have recently been crunching the numbers, negotiating offers, adding up closing costs, shopping for a mortgage and trying to get the best deals. Do not stop now. Do not let your real estate agent, a patty-cake inspector or anyone else talk you into skimping here. FLY-BY NIGHTS: Dear potential clients,
Unfortunately it has been all too common in my 14 years experience as a full time real estate inspector, that individuals with little or absolutely no experience in this industry, wake up one morning and decide that they will purchase a $99.00 website and BAM... now they are a real estate inspector. In fact, you may have noticed while searching the internet, that the majority of the competitions websites are in fact mirror images of the same site... online report login (same generic reports), same layouts, free downloadable first time home buyer booklet... don't be fooled by an abundance of useless gimmicks and information... if you wanted a book, you would have typed in a search for home buyer books, but you didn't!
One company even deceives the potential client with a low unheard of price such as $290 and fails to mention that the termite inspection, which better than 99% of the time will be required by your lender and is also necessary in order to do a competent inspection, is either not included and will cost as much as an additional $100 and up or is not a part of the inspection due to a lack of experience & credentials... furthermore, 9 out of 10 competitors which do offer a termite inspection, borrow a local exterminators license number (in return for referrals) to get the inspection done. Just plain old unethical and incompetent. You can't trust these guys from the beginning, would you want to trust them with the largest investment of a lifetime???
Another competitor actually had the nerve to copy my ad text. Again, I won't mention any names, but the top line of my Home Inspection page states "Inspect Before You Buy" in large bold moving letters... his recently purchased website URL (after analyzing my website with tons of page clicks) happens to be almost identical (hint, hint)... what an unethical copycat. Additionally, his internet ad text which is displayed in places like Google when a potential client does a search, happens to be "hire an inspector who cares"; my website URL happens to be & always has been www.OlympianCares.com... this guy apparently doesn't care about copyright infringement and it is therefore obvious that he only cares about his wallet... NOT ETHICS! ASK YOURSELF THIS... WOULD YOU WANT AN INSPECTOR WITH NO ETHICS???
ENOUGH ABOUT THE FLY-BY NIGHT INSPECTORS...
NO, I will not claim to be cheapest out there... just one of the best... as you get what you pay for.
NO, I'm certainly not the most expensive by far.
NO, I will not lure you in with one price only to charge you for extras that are not supposed to be extra in order to complete a proper and competent home inspection.
NO, Again, Sorry but there are no childish $10, $20 or $30 coupons on my website just to lure you in my door.
NO, This website does not contain any gimmicks such as a free online brochure which has been given to all that purchase a generic website.
NO, I do not solicit real estate agents or brokers on a daily basis like the the fly-by night competitors do... promising them an easy and smooth inspection process and to not be a deal breaker in return for ongoing referrals.
