
Choosing A Realtor
There are
several advantages to having a realtor help you buy or sell a home. As
is the same in any profession, there is a varying degree of competency
among the realtors that you can pick through in your city or town and
you can minimize any risks by choosing a knowledgeable and experienced
realtor. Remember that you don’t pay a realtor a commission for any
assistance on a purchase. As well, you should know to avoid confusion
that the terms agent, broker, and realtor are used interchangeably.
Finding A Good Realtor
There are
several different ways to find a good realtor. These are methods that
have been developed and tested over the years and they are the ones that
seem to work the best. Word of mouth is the first of these. Friends,
relatives and neighbors can give you the names of agents with whom they
have dealt with, and they can offer you their recommendations. As well,
the open houses in any area provide an opportunity to meet realtors.
Media
advertising often lists the names and addresses of agents and ‘For Sale’
signs often have the names and phones numbers predominantly displayed on
them. Make sure to choose the agent that you feel will do the best job
based on several other criteria. They should be familiar with the area
that your are interested in, and look for an agent who is willing to
prescreen properties so that you only see the ones that interest you.
Upgrading Skills
You’ll also
need to work with someone who is candid with you. This comes in handy
all through the process but especially during the offer procedure so
that you can trust his recommendations. An agent should also be familiar
with the math involved in his business and be able to do the
calculations necessary. As well, the agent should be working in the
field full time; they should also be upgrading their skills and
expertise as often as possible.
Qualified
Agent
There are
several benefits to using a qualified agent and one of these is the fact
they act as an intermediary between you and the listing broker so that
the person who is working for the vendor never gets a chance to try and
exert their influence over you. This kind of ‘arm’s length’ tactic is an
important strategy that will benefit you. However, there can be problems
if your agent is also the listing broker. Another plus for the person
selling is the fact the agent has access to the MLS listings. Although
there is a version available on the Internet, the agent’s version is
much more comprehensive. Without this version, you minimize your range
of selection and the ability of getting the price that you want.
Realtors take
part of the fuss out of buying or selling your home. They’re the
professionals with the experience to help you make the right decisions
about when and how to sell.
