An electrical inspection includes a search by the inspector for faulty or recalled circuit breaker panels, an electrical circuitry analysis for proper electrical wiring configurations, a test for excessive voltage loss and a line drop test is performed. The inspector checks for an adequate supply of electricity to the building, the distribution throughout the building, hazards or potential hazards, the type and condition of wiring, locate and inspect the electrical ground. The inspector also checks for an adequate quantity of light switches, light fixtures and electrical outlets. In new constructions the inspector will look for proper implementation and installation of both AFCI and GFCI circuitry protectors.
The plumbing inspection includes a check by the inspector for adequate water pressure, active leaks and drain problems. The inspector also does a thorough inspection of the water main, sewer main and gas main. Also for the type and condition of supply lines, drain lines, gas lines and heating pipe lines.
In a roof inspection the inspector looks for defective installations and anticipated life expectancy. The inspector also attempts to determine how many layers of roofing material was used, the condition of the entire roof, detect suspect or active leaks, attempt to determine the condition of roof sheathing and also checks roof drainage including gutters and leaders.
A termite inspection is a thorough search for termites and other wood destroying insects throughout the property. Along with the licensed, certified termite inspection, you receive a report form NPMA-33, as required by your lender.
In a foundation/structural inspection the inspector investigates any significant indications of any structural and foundation flaws throughout the entire commercial, industrial or residential property.
A heating/air conditioning inspection consists of a carbon monoxide test and Also, determines anticipated remaining life expectancy of heating/air conditioning systems and makes sure they are operating properly (seasonal temperatures permitting). Along with the different types of inspections the inspector checks the overall quality and condition of the home, building or commercial properties’ interior and exterior.
