The open vent in the attic, pictured here, needs to be serviced by a licensed
specialist. If it is an exhaust vent it should extend through an
approved flashing to the exterior, or mold and other moisture-related
problems could result. If it is a heat vent, it must be double-walled
and extend through an approved flashing to the exterior. Repairs will
be recommended
In this picture, the open and uncapped wires represent a fire and safety
hazard. All wires must be connected, or terminated, within an approved
electrical junction box. Repairs will be recommended
In this picture, mold or moisture damage to the roof sheathing may have been
caused by an ice-dam forming above an un-insulated or inadequately insulated
attic. Depending on the extent of damage to the roof and sheathing,
this type of defect could be costly to correct and could result in a major
lawsuit if not recommended for service by the appropriate specialists,
including roofing contractor, mold specialist, etc.
It appears as if Romex has been installed and passes through what was once a
sleeve for knob-and-tube wiring. Therefore, I would want to see more
of the wiring than what appears in this picture and would find every logical
reason to have a licensed specialist evaluate the entire system. I
would ask myself if insulation could be covering additional wiring.
